Roofs in this part of Florida
What shapes a roof here
The weather and the housing of this stretch of the coast decide what a roof has to handle.
Hurricane season
The Atlantic hurricane season runs from June 1 to November 30, and roofs here are built and checked with it in mind.
Tile and flat roofs
Concrete and clay tile cover many homes in this part of Miami-Dade, and flat roofs are common on older homes, additions and commercial buildings.
High-Velocity Hurricane Zone
All of Miami-Dade County is in the Florida Building Code’s High-Velocity Hurricane Zone: roofing products need approval for the zone, a Miami-Dade NOA or a Florida Product Approval for the HVHZ.
Afternoon downpours
Summer storms can drop a lot of rain in a short time, which tests flashing, drains and gutters.
Community associations
Many communities and condominium associations in the area have rules on roof material and color.
Salt air near the coast
Close to the ocean and Biscayne Bay, from Golden Beach to North Bay Village, salt air is hard on metal fasteners and flashing.
Area questions
Questions about where we work
Do you work outside these communities?
Our service area is the 17 communities on this page, all in Miami-Dade County. If your address is close by but not on the list, call (786) 889-4090 and ask.
Is North Miami in the High-Velocity Hurricane Zone?
Yes. All of Miami-Dade County, North Miami and every community on this page included, is in the Florida Building Code’s High-Velocity Hurricane Zone. Roofing products used here need approval for that zone: a Miami-Dade Notice of Acceptance (NOA) or a Florida Product Approval that covers the HVHZ.
Do community associations affect my roof?
Many communities and condominium associations in North Miami and nearby have rules on roof material and color, and some on when work can be done. Check your association’s requirements before choosing a material, and plan for its approval before work is scheduled.
When is the best time to plan roof work here?
Outside the peak of hurricane season when you can. South Florida’s drier months, roughly November through April, bring fewer storms and more dry days, which makes tear-offs and new roofs easier to schedule.
Do homes near the ocean need anything different?
Close to the ocean, salt air speeds up corrosion of metal fasteners, flashing and gutters, so material choices and inspections pay closer attention to them.
How do I know if you serve my street?
Call (786) 889-4090 with the address and we will tell you whether it is in our area.
